Oriental Plaza
Oriental Plaza, Beijing, boasts the prestigious address of No.1 East Chang An Avenue. Strategically located along Wangfujing Street, the development occupies a prime site traditionally deemed to be the enclave of royalty. With a 100,000 sq. m. site area and spanning a total floor area of 800,000 sq. m, it comprises a Grade A office block, Tower Apartments, Grand Hyatt Beijing and a shopping complex.
CP Commercial advised the management regarding a 4,000 sq. m area that Sport 100 previously occupied (area highlighted in green) in the shopping complex.
We proposed to vacate the space, recruit younger, trendier brands and to name the area the Young and Trendy. Through our vast network of business partners, we managed to engage top brands such as Nike, Adidas Sport and BMW Accessories to occupy the Level 1 area. Veramoda, ONLY and Jack & Jones came onboard to occupy the Basement 1 area.
With such prestigious brand names as tenants, the monthly rental jumped by almost 10 times to RMB 375 million/annum. In addition, human traffic around the area increased. This then brought about a “multiplier” effect as the demand for surrounding shop space increased. Oriental Plaza hence, was able to revise the leasing terms with existing tenants such as Volkswagen and Shiseido to maximize the total returns.
